Common HVAC Problems in Manufactured Homes
Site-built homes push air up into an attic and down through ceiling registers. A manufactured home does the reverse: a downflow furnace or air handler in a hallway closet blows into a metal trunk duct beneath the floor, and in a double-wide, a flexible crossover duct connects the two halves under the marriage line. That crossover is where most of the trouble lives. It sags, it separates at the collars, rodents open it up and it lies in the crawlspace breathing 110-degree air all summer. The result is a system that runs and runs while half the house stays warm. Other repeat offenders: undersized returns that pull from the closet door louver, package units on the ground behind the skirting choked with dust, floor registers that have been crushed by furniture, and equipment sized for the home's original climate rather than the East Valley in August. HVAC Systems That Work Well
Two configurations dominate. The first is a downflow furnace, gas or electric, with a matched coil in the closet and a split condenser outside. The second is a ground-mounted
package unit, gas-electric or heat pump, connected to the under-floor trunk with a short duct. Heat pumps suit the Valley particularly well in manufactured housing, because winter demand is small and an all-electric system avoids gas-line work in the crawlspace; see the
heat pump page for manufactured homes. Whatever the type, the equipment must be listed for manufactured-home use, which means downflow configuration, approved venting and cabinet dimensions that fit the closet the factory built.

Repair vs Replacement
The furnace is not the whole system. Before replacing a manufactured-home furnace or package unit, the duct trunk and crossover get inspected, because new equipment feeding a torn crossover cools the crawlspace. Design and Installation Considerations
Compatibility is the whole game. Site-built furnaces do not belong in a manufactured home closet; the listing, the venting, the downflow orientation and the cabinet width are all different. Replacement equipment must carry the appropriate approval for manufactured housing, and the installer must match the trunk connection, the return path and the electrical service, which in older homes is sometimes smaller than a modern condenser wants. Package units need a level pad, clearance from the skirting for airflow and a duct connection that is sealed rather than taped. Sizing comes from a load calculation, and a single-wide with a metal roof and a double-wide with a shingled one are not the same load even at the same square footage.

Energy Efficiency
Under-floor ducts in a vented crawlspace lose heat and cooling to the outside air on both sides of the sheet metal. Sealing the trunk, replacing the crossover with a properly supported and insulated run, and adding belly-board insulation where it has fallen typically do more for the bill than a higher-rated condenser. Indoor Air Quality and Humidity
Manufactured homes are tight by construction and open to the crawlspace by design, which is an odd combination. A leaking return under the floor pulls crawlspace air, dust and moisture into the home during monsoon season, and floor registers collect whatever falls into them. Maintenance
Service on a manufactured home includes a look under the floor. Twice a year, the crossover and trunk get a visual check for sags and separations, the package unit gets its coil cleaned and its pad checked for settling, the floor registers get cleared and the filter gets replaced with one the downflow blower can handle. What Affects the Cost
Whether the trunk and crossover need repair or replacement. Furnace type, gas or electric, and package versus split. Equipment listing and cabinet compatibility with the existing closet. Electrical service capacity. Pad and clearance work for a ground-mounted unit. Crawlspace access and skirting removal.
