Whole-Home Comfort Assessment

Most HVAC quotes in Phoenix are written from a walk-through and a look at the data plate. That is how homeowners end up with a five-ton unit in a house that needed three and a half tons plus 400 feet of sealed duct. A whole-home comfort assessment replaces guesswork with measurements. We spend two to three hours in the house with instruments, then hand you a written report showing what we found, what it means, and what we would fix in what order. You keep the report whether or not you hire us for the work.

What we measure

Equipment. Refrigerant charge, superheat and subcooling, temperature split across the coil, amp draw, capacitor health, age and remaining service life. Airflow and pressure. Total system airflow, external static pressure across the air handler, and delivered CFM at every supply register. High static pressure is the single most common finding in Valley homes, and it quietly costs capacity and compressor life. Ducts. Attic condition, insulation R-value, connections, crushed or sagging flex, plenum integrity, and leakage. Envelope. Attic insulation depth, west-facing glass, sun exposure by elevation, and the obvious infiltration points on block-and-stucco construction. Rooms. Temperature and humidity in every room, taken during the hottest part of the day so the numbers reflect real conditions and not a mild morning.

What you receive

A written report with the actual numbers, not adjectives. Room-by-room temperatures in a table. Static pressure readings against manufacturer limits. Photos of anything wrong in the attic. A load estimate for the house as built, including its orientation and glass. Then a prioritized list of recommendations with flat-rate pricing on each one, ordered by dollars of comfort per dollar spent - not by what is most profitable for us. Frequently the top item costs a few hundred dollars. A crushed return, an undersized filter grille, a disconnected boot over the master bedroom.

The point is to stop you from buying equipment you did not need. We have walked into houses ready to spend twelve thousand dollars on a new system and left after sealing the ducts and correcting the return, with the homeowner comfortable and the old unit running for another six years. We have also confirmed that a 19-year-old unit really is finished and quoted a replacement with confidence, sized to a real load calculation rather than a rule of thumb. Either answer is fine. What matters is that the answer came from measurement. The assessment feeds directly into whatever comes next, whether that is sealing, duct replacement, zoning, or nothing at all.
