Attic Duct Inspection

A Phoenix attic in July runs 150 to 160 degrees. That is the environment your supply ducts live in, ten or twelve hours a day, every summer, for as long as the house has stood. Insulation bakes. Mastic dries. Foil tape releases its adhesive and curls. Plastic support straps go brittle and snap, and a run drops onto a truss chord where it gets pinched to half its diameter. None of this announces itself. You simply notice, across two or three summers, that the back bedroom stopped keeping up.

What the inspection covers

We get up there and put hands on the system. Disconnected runs first, because a flex line that has pulled off its takeoff is dumping your cooled air into blown-in insulation, and that is far more common than homeowners believe. Crushed and kinked sections, where a roofer or a solar crew stepped through, or where a 12-inch flex was stuffed into a 9-inch path by whoever was in a hurry. Insulation condition and the R-value printed on the jacket. Support strapping and spacing, since a sagging run behaves like a series of speed bumps. Rodent intrusion and nesting. Moisture staining, which tells us where warm attic air is finding a cold surface. And boot seals at every ceiling register, where the connection between duct and drywall is often nothing but a gap with a grille screwed over it.

Every finding gets photographed. You get the pictures, with the location noted, before anyone quotes you anything. That matters, because the attic is the easiest place in this trade to lie, nobody is climbing up to check, and the whole industry knows it. We would rather hand you a phone with twenty photos on it and let you draw your own conclusion than ask you to take our word from the driveway. Sometimes the answer is do nothing

Plenty of inspections come back boring. Ducts intact, insulation acceptable, two boots that need sealing and nothing else. In that case we tell you to spend the money on sealing those boots and get on with your life. Other days it is the opposite: four disconnections, a trunk chewed open by rodents, and jackets that have been shedding since the Clinton administration. At that point replacing the flex costs less than nursing it through three more summers. Either way the recommendation follows the photos, not a quota. Two-story builds and block-and-stucco homes with long runs out to the far bedrooms hide the worst of it, because the failure is farthest from where anyone stands.
