Duct Cleaning

Most Phoenix homes do not need their ducts cleaned. We will say that before anything else, because duct cleaning has been sold door to door in this Valley as a 79 dollar coupon with a 900 dollar upsell for thirty years, and it has earned the skepticism. A duct system in a normal, occupied, filtered home settles into equilibrium. Dust that lands inside a duct mostly stays there. It is not circulating through your lungs, and vacuuming it out every year changes nothing you can measure. Anybody who tells you otherwise is selling on a schedule, not on a condition.

When cleaning is genuinely warranted

There are real triggers, and they are specific. Post-construction or post-remodel is the biggest one, because drywall grit and sawdust are fine, abrasive, and endless, and if the system ran during the work, all of it is now coating the inside of your trunk line. Rodent activity is the second, and it is not rare here. We find droppings and nesting material in attic ducts across the Valley, and that is a contamination problem, not a dust problem. Others: visible debris blowing out of registers, a persistent musty odor traced to the ducts, mold growth on interior surfaces, or a household with a serious allergy or asthma diagnosis after a haboob season has driven fine desert silt through leaky seams. Rebuilding after a duct repair that opened a contaminated section is another.

What real source removal looks like

A shop vac held at a register is theater. Proper cleaning puts the entire duct system under negative pressure with a HEPA-filtered collection unit connected near the air handler, so everything that gets loosened travels toward the machine instead of into your living room. Then each run gets mechanically agitated with brushes or air whips, register by register, boot by boot, back to the trunk and plenum. The blower compartment, the return drop, and the evaporator coil get cleaned too, because that is where the actual restriction builds up. We seal openings behind us as we go. If we open a section and find flex that is torn or lined with disintegrating insulation, cleaning it is pointless and we will tell you that flex duct replacement is the money that actually solves it.

Cleaning is an air quality fix. It is not an efficiency fix and it will not lower your electric bill. If your complaint is high summer costs or air that never quite reaches the back bedroom, the answer is duct sealing or an airflow diagnostic, not a vacuum. Cheaper things to try first: put in a decent pleated filter and actually change it, seal the return so it stops pulling attic dust into the system, and check whether the return air is even adequate for the equipment. Half the dust complaints we get trace back to a leaky return drop pulling 155-degree attic air past the filter entirely.
