Hot & Cold Room Solutions

Almost every Phoenix home has one. The back bedroom that sits 8 degrees warmer than the hallway. The office above the garage nobody can work in after 2 p.m. The room where you close the door and put a box fan in the window and just live with it. That room has a cause, and the cause is findable. There are only four reasons a room will not cool, and each one has a different fix at a different price. The mistake is guessing. Homeowners buy a new air conditioner hoping it will solve one room, and the new unit cools the same house exactly as unevenly as the old one did.

The four causes

Not enough air is arriving. The supply run is undersized, crushed behind a truss, kinked at a sharp turn, or 40 feet long when it should be 20. We measure the airflow at the register in cubic feet per minute and compare it to what the room needs. Air is leaking before it gets there. A disconnected boot in a 155 degree attic dumps your cold air into insulation. Ten to thirty percent duct loss is common in Valley homes, and it always hits the farthest room hardest. The room makes more heat than the rest of the house. West-facing glass, an uninsulated attic directly above, a media wall, a west wall that soaked up sun since noon. The system is out of capacity. On a 112 degree afternoon a tired or undersized unit runs continuously and simply cannot reach the last room in line.

The fix ladder, cheapest first

We start at the bottom and stop as soon as the room is comfortable. Air balancing adjusts existing dampers to move air away from the over-served rooms and toward the starved one - often a couple hundred dollars and sometimes the whole answer. Next is duct sealing, which recovers the air you are already paying to cool. Then adding or enlarging a return, because a closed bedroom door with no return path pressurizes the room and stalls supply. Above that sits attic insulation and duct insulation to cut the heat load. Then zoning if a whole floor or wing is out of step. At the top, a ductless mini-split that gives one stubborn room its own dedicated capacity.

We will tell you when not to spend money. If your room is 3 degrees warm and the fix is a $9,000 mini-split, we say so. If a $250 balancing visit closes the gap, that is what we do and we leave. Plenty of visits end with us adjusting two dampers and cutting a larger return grille. That is a real outcome, not a consolation prize.
