One cabinet, no copper lines
A packaged unit takes everything a split system spreads across two cabinets and a set of refrigerant lines and puts it in one box. Compressor, both coils, blower, controls and heat source, one weatherproof cabinet. Air from the house enters through a return opening in the bottom or side, passes the evaporator coil and the heat exchanger or strips, and leaves through a supply opening into the ducts. The refrigerant circuit is sealed at the factory and never crosses a wall. That is the whole appeal: no line set to run, no attic equipment, no closet lost to a furnace. The compromise is that the cabinet has to sit outside where the ducts can reach it, which in the Valley usually means the roof.Three flavors
Gas-electric
An air conditioner with a gas furnace section in the same cabinet. Gas line and electrical both come up to the roof. The most common package on older Phoenix homes with gas service.
Packaged heat pump
A heat pump in one box. Cools in summer, reverses to heat in winter, with electric strips for backup. The standard choice for all-electric neighborhoods. Everything on the

Cooling-only with electric heat
A straight air conditioner with resistance strips for the few cold mornings. Cheapest to buy, most expensive to heat with, and reasonable in a climate where heating is an afterthought.
Where you find it in Phoenix homes
Drive any street of single-story block-and-stucco homes built from the 1960s through the early 2000s and count the boxes on the roofs. Flat and low-slope roofs made rooftop packages the builder's default across central Phoenix, Glendale, Mesa, west Chandler and older Scottsdale. The unit sits on a curb, a raised metal frame flashed into the roof, and the supply and return ducts drop straight through the roof deck into the attic or, on a flat-roof home, into a plenum above the ceiling. Ground-mounted packages show up where the roof is pitched tile, where a home was built on a slab with ducts in a ceiling chase, and on manufactured homes, where a package on a slab beside the house ties into the crossover duct underneath.Curbs, ducts and the roof itself
A packaged unit is only as good as its connection to the house. The curb has to be level, flashed and sealed, or monsoon rain finds the ceiling below. The duct connections at the curb are the single most common leakage point in a rooftop system: flexible collars crack, tape fails, and the unit ends up pulling 150-degree attic air into the return or blowing conditioned air into the attic. That is why a service visit on a rooftop unit should include a look at the connections, and why
duct sealing is often the highest-return work on a home with a package on the roof. When a unit is replaced, the new cabinet rarely matches the old footprint, and an adapter curb or a new curb is part of the job. The roof also has to carry the weight; on older homes and on foam roofs, that is a question, not an assumption.
Sun, roof heat and what it costs the equipment
A side-yard condenser sits in 112-degree air. A rooftop package sits in that same air, on a surface radiating far hotter, with no shade and no wall to block the afternoon. Every component inside starts each cycle hotter than its ground-level equivalent, and the condenser coil has to reject heat into air the roof has already warmed. Practical consequences: capacitors and contactors fail sooner, refrigerant pressures run higher, and efficiency on the worst afternoons falls short of the rating. Dust is the other tax. Haboobs load a rooftop coil with fine grit that a ground unit behind a wall never sees, and a coil that is not rinsed each spring runs hotter still. None of this is a reason to avoid a package. What typically fails and when
- Capacitors and contactors, years three to six. The classic July no-cool call.
- Condenser fan motors, years five to ten. Bearings and windings cooked from above and below.
- Duct collars and curb seals, years five and up. Not the unit, but the connection. Symptoms are weak airflow, a hot house and a high bill with a unit that tests fine.
- Igniters, flame sensors and inducers on gas-electric units, years five and up. The same idle-summer failures as a closet furnace, with the added insult of a roof full of dust.
- Coils and compressors, years ten and beyond. Leaks from vibration and corrosion; compressors from the cumulative stress of everything above. Twelve to fifteen years is a fair desert expectation for a well-kept rooftop package, and less for one that has never seen a coil rinse.
Service and replacement logistics
Everything about a rooftop unit costs a ladder. Service takes longer, safety matters more, and a foam roof needs care underfoot. Replacement takes a crane: the old unit lifted off, the new one set on the curb, with the street partly blocked and the utility connections redone on the roof. A unit behind a two-story neighbor or over a pool may need a larger crane and a different plan.
