The usual tells are weak air at the far registers, one half of a double-wide running warmer than the other, a dirt smell when the blower starts, and a unit that runs constantly without the house catching up. None of those prove a leak on their own. A pressure test at the equipment and a look under the skirting settle it, and the same visit rules the equipment in or out.
The belly board is the membrane stapled under the floor joists that holds the insulation and shields the supply trunk from ground air, moisture and animals. When it tears or sags, the duct loses its insulation and its protection at the same time. Patching a duct without closing the belly board leaves the repair exposed to the next rodent or storm.
On a double-wide, the crossover is the flexible duct joining the two floor trunks under the marriage line. It hangs in the open, gets crushed by piers and skirting work, and is a favorite of rodents, so it fails more often than any other duct in the home. A failed crossover typically leaves one whole section warm while the other cools normally.
Yes. Pack rats and roof rats chew through belly fabric and flex duct with ease, and once inside the insulation layer they nest against the warm trunk. Every chewed opening is a leak that pulls crawlspace air and debris into the airstream. Repair means removing the nesting, sealing the duct, closing the belly and screening skirting vents so it does not repeat.
Not under a Phoenix floor. Cloth-backed tape loses its adhesive in the heat within a season, and it does nothing for a crushed section or a torn belly. Mastic and mechanical fasteners on metal, and proper collars on flex, are the repairs that hold. If you can see an open seam at a register, note it and keep the system running until it can be looked at; there is no need to go under the home yourself.
If the system has been open to the crawlspace, usually yes. Sealing a trunk full of dirt and nesting material keeps the debris inside where the blower can push it out the registers. Cleaning first, then sealing, then verifying with a leakage test produces a clean, tight system rather than a tight, dirty one.
Often it helps, because a leaking under-floor system loses conditioned air into the crawlspace and runs the equipment longer to make up for it.
