Common HVAC Problems in Single-Family Homes
The builder of a typical block-and-stucco tract home put the air handler, the ductwork and sometimes the whole system in the attic, and the attic hits 155 degrees on a July afternoon. Every complaint we field in a detached house traces back to that decision or to the equipment's age. The west bedroom with the big window never catches up. The second floor runs five degrees warmer than the hallway thermostat admits, which is why we wrote a separate piece on
why upstairs is always hotter. The July bill arrives and someone sits down. Systems sized off square footage are either too large and short-cycle or too small and run from noon to midnight. Add flex duct that has sagged and split over twenty summers, haboob dust in the return, a compressor built in a different decade and a filter nobody remembers changing, and you have most of our summer call log.
HVAC Systems That Work Well
Three configurations cover nearly every Valley house. A
split system with a gas furnace suits homes that already have a gas line and a closet or attic air handler. A
heat pump does the same job with one outdoor unit and no combustion, and Phoenix winters are mild enough that the heating side is almost never stressed. A rooftop package unit puts everything on the roof, which is common on older Phoenix and Glendale ranch homes with short duct runs. Two smaller systems, or one system with zoning dampers, usually beat one oversized system in a two-story house. Variable-speed equipment earns its premium mostly on long, mild-load days, which the Valley has in abundance from March through May and again in October.
Repair vs Replacement
The honest test is not the age of the unit. It is what the next repair costs against what the unit has left to give. A capacitor or contactor on an eleven-year-old system is a repair. A compressor on a fourteen-year-old R-22 system is a conversation about replacement, and the

Design and Installation Considerations
Square footage is a rumor, not a load. A proper calculation weighs orientation, glass area, attic insulation, duct location and infiltration, and it regularly comes back a half ton or more below what the last installer guessed. Thermostat placement matters almost as much: a hallway sensor cannot see the sunroom. In a remodel, the moment the ceiling is open is the cheapest moment you will ever have to reroute ducts, add returns or drop in zoning. If you are already planning drywall, read the

Energy Efficiency
Efficiency ratings on the box assume ductwork that does not leak. Valley attic ducts routinely lose a meaningful share of their air before it reaches a register, so a high-efficiency condenser feeding leaky flex duct is an expensive way to cool insulation. Sealing and insulating ducts, adding attic insulation and pre-cooling before the APS or SRP on-peak window often return more than a rating bump. Upgrades, when they make sense, pair well with
financing on approved credit, and utility and federal incentives exist for qualifying equipment.
Indoor Air Quality and Humidity
Nine months a year, Phoenix air is dry and dusty. For eight weeks in late summer, the monsoon pushes indoor humidity high enough that a house at 76 degrees feels sticky. A properly sized system that runs long, steady cycles removes moisture on its own; an oversized one does not run long enough to try. Beyond that, a sealed return, a media filter cabinet and, in some homes, a whole-house dehumidifier handle most of what the desert throws indoors. Our

Maintenance
A detached home carries the full maintenance burden alone: no association, no building engineer. Twice-a-year service, spring for cooling and fall for heating, is the schedule that catches a weak capacitor in April rather than at 4 p.m. on the Fourth of July. What Affects the Cost
For repairs: the failed component, the refrigerant type and whether the system is still worth parts. For replacement: tonnage, equipment tier, single-stage versus variable-speed, whether the air handler and coil are replaced with the condenser, duct condition, electrical capacity, roof or attic access and permitting.
