Common HVAC Problems in Remodeled Homes
The wall came down, the kitchen doubled, the sliders now run the width of the patio, and the air conditioner is the same one that cooled the old house. It was never consulted. That is how most remodel comfort problems begin. What we find afterward in block-and-stucco homes across the Valley:
- A great room the old supply registers cannot reach, so the far end runs warm all afternoon
- A return grille buried behind a new pantry, or removed with the wall it lived in
- West-facing glass added for the view, carrying a load the original system never saw
- Attic flex duct crushed by the plumber, cut by the electrician, or left disconnected after demo
- A system now oversized after new windows and insulation, short-cycling and leaving humidity behind
The drywall is up. Nobody wants to hear that the ducts are wrong. We say it anyway, because it is fixable.
HVAC Systems That Work Well
The right system depends on how far the remodel moved the load. For a modest change, the existing equipment with reworked supply and return ducts is often the whole answer. For an open plan that merged three rooms,
variable-speed equipment tolerates the swing between a 112-degree afternoon on the west glass and a quiet evening better than a single-stage unit does. When the remodel created distinct areas, a primary suite wing and a great room for instance,
zoning with motorized dampers gives each its own thermostat without a second system. A

Repair vs Replacement
A remodel is the cheapest moment a homeowner will ever have to replace an HVAC system, because the walls are open, the attic is accessible and the crew is already there. That is not a reason to do it. It is a reason to run the numbers now rather than in two years. If the equipment is past the midpoint of its life and the new load is materially different, replacing during the remodel avoids paying twice for access. If the system is young and the load barely moved, modify the ducts and keep it. The

Design and Installation Considerations
Re-run the load
A remodel that changes glass, walls, insulation or square footage changes the Manual J result. The original number is void. Sizing off it produces either a system that cannot keep up or one that short-cycles.Sequence the work
HVAC rough-in belongs after framing and before insulation and drywall. Returns need to be routed before the cabinets go in, not around them. If the general contractor treats mechanical as the last trade, expect registers in strange places.Relocate returns deliberately
Open plans lose bedroom-door return paths and gain volume. A central return sized for the old house starves the blower and raises static pressure. Return air is usually the least glamorous and most effective part of a remodel mechanical plan.Permits
Equipment changes and duct modifications require a mechanical permit in Valley jurisdictions, with inspection. The permit protects you at resale and at warranty time. A contractor who suggests skipping it is telling you something.Energy Efficiency
New windows and insulation reduce the load. This is the pleasant surprise of many remodels: the old equipment may now be too large, and a smaller replacement runs longer, cheaper cycles. With the attic exposed, sealing the duct system with mastic and adding insulation over it costs a fraction of what it does later; our
duct sealing page explains what the leakage test measures. Pair the finished system with a thermostat that handles APS or SRP time-of-use schedules, and consider exterior shading on any new west glass. Glass is a load, however good the coating.
Indoor Air Quality and Humidity
Demolition dust is the enemy of an evaporator coil. Shut the system off during demo, seal every return with plastic, and do not let the crew run the air conditioner as a job-site fan. A new kitchen with a high-capacity range hood pulls air the house must replace; makeup air is a code question and a comfort one. Tighter windows mean the house exchanges less air on its own, so deliberate ventilation matters more after a remodel than before. A media filter cabinet installed during the work handles the fine dust that lingers for months.Maintenance
The first service after a remodel is not routine. It should include an inspection of every duct connection the trades touched, a coil check for construction dust, a static pressure reading against the new duct layout, and a filter change. What Affects the Cost
- How far the new load moved from the old one
- Whether equipment is kept, replaced or added
- Extent of duct rerouting and new returns
- Zoning panels and dampers if the plan calls for them
- Attic access and whether the work is done with walls open
- Permit and inspection requirements
- Electrical changes for new or relocated equipment
