The addition is framed, the drywall is up, and somebody points at the ceiling and says the AC guy can just run a vent over there. This is how most addition comfort problems begin. Whether the existing system can serve an enclosed patio, a new bedroom, an extended kitchen, or a converted garage depends on how much load the new space adds and how much capacity the system has to spare. Square footage tells you neither. A 300-square-foot room with west-facing sliders and a low roof can add more load than a 500-square-foot north bedroom. This page explains what actually decides it. It might be. Nobody knows until a load calculation is run on the addition and the existing house together. Contractors estimate by square footage because it is fast; it is also the most common reason additions end up hot. Ask for the calculation, or we will run one during the evaluation.
You can, and it usually disappoints. One branch with no return delivers a fraction of what the room needs and steals from the room it came from. It depends on duct routing distance, whether a return can be added, and whether the main system has spare capacity. Extending is often the lesser expense when it works; a mini-split is often the lesser expense when extending would require replacing the main system. Because it is still a garage in every way that matters to heat: block walls with no insulation, a slab that soaks up the afternoon, and usually one small supply. Insulating the walls and ceiling comes first. Then the room can be served by a mini-split or a proper duct extension with return air.
Yes. The addition itself requires a permit, and mechanical work is part of the inspected scope in every Valley municipality. Unpermitted HVAC creates problems at sale and with insurance. We pull the mechanical permit as part of the job.
Not automatically. Bigger is not the same as right; an oversized system short-cycles and leaves the house humid during monsoon. If the old system is near end of life, replacing it with one sized for the finished house, possibly with zoning, is sensible. If it is young, leave it and serve the addition separately.
Zoning uses motorized dampers and a second thermostat so one system can condition areas independently. An addition with a different exposure or schedule than the main house benefits from it.
