How a ductless mini-split works
A mini-split is a heat pump cut in two. The outdoor unit holds the compressor, a coil and a fan. The indoor head holds a second coil and a quiet blower. Two insulated copper lines carry refrigerant between them. Cooling happens the same way it does in a central system: refrigerant absorbs heat at the indoor coil and gives it up at the outdoor coil. No duct, no plenum, no attic run losing cold air at 155 degrees on the way to the bedroom. That is the first difference.
The second is the compressor. Nearly every mini-split sold today uses an inverter, so the compressor and fans run at variable speed instead of on and off. On a 112-degree afternoon it runs hard. At 2 a.m. in October it idles at a fraction of capacity. That long, low run is why inverter equipment controls humidity better and costs less to operate than a single-speed machine of the same size.The four kinds of indoor heads

Sits low like a radiator. Useful under west-facing glass or where the high wall space is taken.Concealed-duct
A slim air handler in a soffit or closet feeding two or three short runs. Inverter efficiency without a visible head, at the price of owning a little ductwork again.Single-zone versus multi-zone
A single-zone system pairs one outdoor unit with one head. Simple, and therefore reliable. A multi-zone system runs two to five heads from one outdoor unit. It saves wall and yard space, with consequences worth knowing.
- Every head shares one compressor. When it fails, every room it serves goes warm at once.
- The outdoor unit is sized for the total connected load, so one head calling on a mild day can push the compressor above what that room needs, eroding the low-speed advantage you paid for.
- Line sets have limits on length and elevation change. A casita forty feet from the house may need its own single-zone unit rather than a branch off the main system.

Line sets, condensate and the parts you do not see
Three things run from the head to the outside: refrigerant lines, control wiring and a condensate drain. Copper baking on a west wall runs hotter than copper shaded on the north side, and line-set insulation that has split and turned to powder in the sun is the most common defect we find on ten-year-old ductless systems.
Condensate is the quieter problem. A wall head drains by gravity, so it needs a continuous downhill run or a small pump. Cassettes and concealed-duct heads almost always use a pump, and a pump that fails does not announce itself. The first sign is a stain on the drywall below the head. Block-and-stucco tract houses built from the 1970s onward were designed around a central split system or a rooftop package unit, so mini-splits show up at the edges of the floor plan instead.
- Additions and enclosed patios the original system was never sized for.
- Garages and garage gyms, uninsulated and often the hottest room on the property.
- Casitas, guest houses and detached offices, where trenching a duct is impractical.
- Historic homes in central Phoenix with plaster walls and no attic room for ducts.
- Bonus rooms and upstairs corners the main system has never reached.

What typically fails and when
Years one through three
Installation defects surface here: a flare fitting that seeps refrigerant, a drain run flat, a control wire pinched in the wall. These are workmanship failures, and they are why the installer matters more than the label.
Years four through eight
Outdoor inverter boards and fan motors take the worst of the heat. Haboob dust packs into the outdoor coil and the indoor blower wheel, and a head that is never cleaned loses capacity a little at a time until someone notices it runs all day.
Years nine and beyond
Compressor wear, refrigerant loss through aged fittings and board obsolescence become the questions. A control board for a discontinued head can cost a surprising fraction of a new single-zone system, and that is when the

Where a mini-split is the wrong answer
Ductless is the wrong tool when the house has sound ductwork and a failing central system, since replacing like for like usually costs less and looks better. It is the wrong tool when you want six rooms cooled with six heads, because a ducted inverter system may cost about the same and leave you one filter instead of six. And it is the wrong tool when the real problem is a leaking duct or a starved return, which no new equipment will fix.
A web page cannot size a mini-split either. Head capacity depends on the room's glass, orientation, insulation and how the door is used, and a head that is too big short-cycles and leaves the room clammy in August. An on-site evaluation settles it. Our
