Other patterns repeat. The accessory dwelling unit has no return, so the supply pressurizes the room and the air leaks out under the door. The thermostat lives in the main house, so the guest is at the mercy of whoever sets it. The mini-split that came with the ADU permit was sized off square footage alone and ignores the west-facing slider that turns the room into a greenhouse at 4 p.m. And the unit that only runs when guests visit tends to fail on the day they arrive, because nobody noticed the capacitor weakening in March.
Small central split systems make sense when the ADU has an attic or closet for an air handler and more than one room to serve. They cost more to install than a mini-split but keep the walls clean and filter the air at one point. Extending the main house system works only for an attached guest house that shares the same attic, and only when the existing unit has real spare capacity and the new run can get its own return. Most tract-home systems have no capacity to spare.

An oversized mini-split short-cycles and leaves the room clammy in monsoon season, so we run a load calculation in the building before quoting.
In summer, a setpoint in the low-to-mid 80s keeps drywall, furnishings and electronics from baking while costing little to hold, and an inverter mini-split recovers quickly before guests arrive. Turning the system fully off invites stale air and a damp coil during monsoon. A smart thermostat or app-controlled mini-split lets you adjust from wherever you are.
The indoor head is quiet on low fan, quieter than most ceiling fans. The outdoor unit is the louder piece, and placement matters when it sits near a neighbor's bedroom wall or a patio. We look at both when siting the equipment.
