Best AC Systems for Homes Without Ductwork

The Short Answer

For most ductless homes in the Valley, a ductless mini-split is the best system: highest efficiency, least construction, room-by-room control. A high-velocity or small-duct system is the better choice when the owner refuses to see an indoor unit on the wall and the attic or closets can hide a compact air handler. PTAC and through-wall units are the fallback for a single room or a rental where budget and simplicity outrank efficiency. That is the ranking. Why Some Phoenix Homes Have No Ducts

Central Phoenix, the Willo and Coronado districts, older Mesa and Glendale neighborhoods and the farm houses out in Laveen were built when cooling meant a rooftop evaporative cooler and a lot of patience. Many still run window units, a cooler, or nothing. Plaster walls, brick or block construction, low attics and no interior chases make a conventional duct retrofit expensive and often ugly. Ductless Mini-Splits

An outdoor inverter unit feeds one or more indoor heads through a refrigerant line small enough to run through a three-inch hole. Wall-mounted heads are the familiar shape. Ceiling cassettes, floor consoles and short-run ducted air handlers exist for owners who want them out of sight.

• Strengths: no ductwork, no duct losses in a 155-degree attic, each room on its own control, quiet, and heating in winter from the same equipment.
• Weaknesses: visible heads, a filter in every room to clean, and a multi-zone layout that needs real design so the outdoor unit is not oversized for the load.
• Best for: whole-house retrofits where a head per major room is acceptable, and any home where the attic cannot hold equipment.

High-Velocity and Small-Duct Systems

A compact air handler pushes air at high pressure through flexible two-inch tubing that snakes through wall cavities and closet corners. Outlets are small round or slot openings that nearly vanish in a plaster ceiling. The air arrives fast and mixes the room instead of pooling.

• Strengths: almost invisible, central control from one thermostat, strong dehumidification in monsoon weather, keeps original walls and trim intact.
• Weaknesses: the air handler still needs a home, usually an attic or a closet; installation takes longer and more skill; and a badly placed outlet can whistle.
• Best for: homes with preservation goals or owners who want central air and will not accept wall heads.

PTAC and Through-Wall Units

A packaged terminal air conditioner is the hotel-room box. It sits in a sleeve through an exterior wall, cools and often heats one room, and plugs into a dedicated circuit. Through-wall room units are the smaller cousins.

• Strengths: lowest complexity, one room at a time, easy to replace, familiar to property managers.
• Weaknesses: lower efficiency, noise in the room, a hole in the wall, and no help for the rest of the house.
• Best for: a single guest room, a rental unit, or a bridge solution while a larger project is planned.

How to Choose

Three questions settle most of it.

• How many rooms need conditioning? One or two rooms points to single-zone mini-splits or a PTAC. Whole house points to multi-zone mini-splits or high-velocity.
• Where can equipment live? No usable attic and no spare closet rules out high-velocity. Exterior walls with no room for an outdoor unit complicate everything.
• How much do you care about seeing it? If a wall head is a deal-breaker, high-velocity earns its higher installed cost. If not, the mini-split wins on efficiency and price.

Then the honest parts: the equipment you install should be sized from a load calculation on the house as it stands, not by square footage.
