Three machines that look alike from inside the room
The differences decide what can be repaired and what can be replaced.PTAC
A packaged terminal air conditioner is the long, low cabinet under a window, familiar from hotels. It slides into a metal sleeve through the exterior wall, cools with a compressor and heats with electric strips. The heat pump version is a PTHP. A tall cabinet standing in a closet against an exterior wall. Its outdoor coil breathes through louvers in that wall, and a short duct carries supply air to two or three rooms. It is the whole-unit system for many townhomes and mid-rise condos, and the one most owners have never seen behind the closet door.How they work
The refrigeration cycle is the same one in a split system, compressed into one box. The room-side coil absorbs heat, the wall-side coil rejects it, and the compressor sits between them. There is no line set to leak in a wall. Condensate collects in a pan at the bottom and, on most PTACs, a slinger ring on the outdoor fan flings it onto the hot outdoor coil to evaporate. On a west-facing wall in July that coil is already working against 112-degree air and a louver full of dust, which is why the same unit cools a north-facing bedroom easily and struggles in a west-facing living room. Where you find it in Phoenix homes
- Condominiums converted from apartment or hotel stock in central Phoenix, along the light rail in Tempe, and in older Scottsdale complexes.
- Townhomes and mid-rise multifamily buildings built around vertical closet units, where each unit owns its own machine and its own louvers.
- Casitas and additions where a previous owner chose a wall sleeve over extending the ducts.
- Home offices and converted garages with a through-wall room unit doing a job it was never sized for.

Owner versus association
The usual dividing line: equipment that serves only your unit and sits inside your walls is yours. The sleeve, the exterior louver and the wall it passes through are often common elements. Your CC&Rs are the only document that settles it, and reading them before the unit fails is cheaper than reading them after. Associations often control louver color, require contractor insurance certificates and restrict work hours. Some prohibit replacing a PTAC with a mini-split because it puts an outdoor unit on a common wall. None of this is our rule. It is the paperwork, and we work inside it. Service access and what limits repair
A PTAC chassis slides out of its sleeve from inside the room, so diagnosis and even replacement happen from the room. A vertical unit is harder. It shares its closet with a water heater, the louvers have been painted shut twice, and the cabinet cannot come out without removing the door frame. Parts are the other limit. Chassis built for refrigerants no longer produced, and controls for brands that left the market, can be impossible to source. The homeowner's part is simple and worth doing: pull and rinse the front filter monthly through the summer, keep the louvers clear of shrubs and dust, and shut the unit off if it drips inside. Early years
Control boards and wall thermostats, fan motor noise, and a drain pan that overflows into the room because the slinger ring has packed with haboob dust.
Five to ten years
Run capacitors, hard-starting compressors, an outdoor coil fouled behind the louver, and heat strips that quit on the first cold night in December.
Ten years and beyond
Compressor failure, cabinet rust from years of condensate, refrigerant loss through the coil, and the end of parts support. A unit this old that stops cooling is almost always a replacement, and the

Replacement sizing and the sleeve
Two things constrain a replacement: what fits and what the room needs. PTAC sleeves follow a common size, but not a universal one, and vertical units are closer to custom. Measure the sleeve, confirm the electrical supply, and only then choose capacity. Bigger is not better. An oversized PTAC cools the room in minutes, shuts off and leaves it damp. The correct capacity depends on the room's glass, orientation, ceiling height and how well the building envelope holds, and a web page cannot compute any of that. Sometimes the right replacement is not a PTAC at all. If the association allows an outdoor unit and the wall can be patched, a ductless system on the same room will be quieter and cheaper to run.
Bring the CC&Rs and we bring the tape measure. A technician confirms the sleeve size, tests the electrical supply, checks both coils and the drain, and tells you whether the chassis is worth another summer. If it is not, you get a flat-rate quote for the replacement that fits before anyone touches the wall.
