Many managers authorize repairs under a set amount automatically and require owner approval above it; we work within whatever structure you use and quote the flat-rate cost before touching the unit. Design and Installation Considerations
Replacements in occupied units need tight coordination: a confirmed window with the tenant, a crane if the unit is on the roof, and a crew that leaves the house as it found it. Tenants usually pay the utility, so equipment efficiency rarely drives a manager's decision. Runtime does. Seasonal readiness for a portfolio means every unit inspected before the heat, with readings recorded, not a sticker on the air handler. Our
