Common HVAC Problems in Townhomes
The townhome was designed around the lot, and the HVAC system got whatever was left. That is usually a mechanical closet off the laundry, a condenser wedged into a patio the width of a parking space, or a unit on a shared roof. The complaints follow the geometry. Upstairs bedrooms sit directly under a roof deck with no attic buffer and run hot from May through September. One undersized return in a downstairs hallway starves the whole system, so it runs constantly and never quite arrives. The closet itself becomes a heat source when the air handler and water heater share it. Duct runs threaded between floors during construction cannot be inspected without opening drywall, and after fifteen years some of them leak into the joist bay. Then there is the neighbor: a rattling condenser eight feet from someone else's bedroom window becomes an HOA letter before it becomes a service call.HVAC Systems That Work Well
Most Valley townhomes run a conventional
split system with the air handler in the closet and the condenser on the patio or roof. That works, provided the replacement fits the same footprint. Where the closet is too small for a modern cabinet, a compact
air handler matched to a slim outdoor unit solves the problem without moving walls. For the hot upstairs, a
ductless mini-split serving the master bedroom lets the central system stop chasing a load it was never sized for. Where the floors already have separate trunk lines, a zoning retrofit with a damper on each trunk is often the cheaper fix. Vertical packaged units built for multifamily construction exist as well; they are a specialty, and their replacement is a like-for-like job.
Repair vs Replacement
Access changes the calculation in a townhome. A repair that would be routine in a detached house can require a crane, a roof permit or HOA scheduling, and that cost belongs in the comparison. A ten-year-old system with a failed blower motor is worth fixing. A seventeen-year-old rooftop unit with a leaking coil, on a roof the HOA controls, is usually worth replacing once, properly, rather than patching twice. The

Design and Installation Considerations
Three questions decide a townhome installation before any equipment is chosen. Will the new cabinet fit the closet with the clearances the manufacturer and the inspector require? Where can the condenser go that satisfies the HOA's sightline and noise rules and still gets airflow? Can a second return be added without opening the neighbor's wall? Replacement without structural changes is nearly always possible, but it depends on measuring first. Between-floor ductwork gets tested rather than assumed; a

Energy Efficiency
Shared walls help. A middle-unit townhome has only two exposed walls and a roof, so its load per square foot is lower than a detached home's. The roof, however, is often the whole problem: little or no attic, minimal insulation and a west-facing upper floor. Efficiency gains come from fixing the return, sealing what ductwork can be reached and choosing variable-speed equipment that can idle along on mild days rather than slamming on and off. Indoor Air Quality and Humidity
Townhomes are tighter than older detached homes, which means less dust infiltration and also less dilution. A single return pulling from a laundry closet that also holds a gas water heater is a design worth revisiting. Maintenance
A tight closet is a good reason for regular service rather than an excuse to skip it. Coils in cramped air handlers foul faster, condensate drains in shared-wall construction can back up into a neighbor's ceiling, and a condenser behind a block wall collects dust from three yards instead of one.
