Commercial winter AC care in Phoenix
Winter is when the rooftop goes quiet. It is also the only time of year you can work on cooling equipment without the building needing it.
- Idle-season inspection of rooftop units
- Curb, seal and roof penetration checks
- Rodent and bird damage inspection
- Replacement scheduling before cooling season
Schedule today — we’re here 24/7.

The rooftop is quiet. Use the silence.
From December into February, a Phoenix commercial building mostly forgets it has air conditioning. The rooftop units idle, cycle on for a warm afternoon now and then, and wait. That quiet is the most valuable thing on the roof, because it is the only stretch of the year when you can take cooling equipment apart without anyone downstairs noticing.
Buildings that use winter well start cooling season with a plan. Buildings that don't start it with a list of service calls.
What goes wrong on an idle roof
- Visitors. The University of Arizona's Cooperative Extension calls woodrats "notorious for chewing wiring of cars and appliances," and an idle rooftop cabinet is warm, quiet and full of wire. Birds nest in and around units, too.
- Water. Winter storms test roof curbs, cabinet seals and the flashing around penetrations. A small gap now becomes a ceiling stain in a tenant suite.
- Surprise heat. Phoenix winters are short and unreliable. February 2026 averaged a high of 80.0 degrees, the warmest February on record at Sky Harbor, according to the National Weather Service. Units can be called back to work with little notice.
Winter is replacement season
Replacing a rooftop unit means cranes, permits, shutdowns and coordination with tenants. Every one of those is easier when the building does not need cooling. If fall service flagged units near the end of their useful life, winter is when to replace them: on your schedule, with time to compare options, instead of in a June emergency when the only question anyone asks is how soon. See commercial AC installation and, for budgeting, financing.
Heat pump rooftop units do not get the winter off
If your building heats with heat pump rooftop units, the cooling equipment is the heating equipment, and it works hardest on the coldest mornings. Those units need their defrost operation and backup heat checked through the season. Gas-fired units have their own list; see commercial winter heating maintenance.
Controls and schedules
Winter is also a good time to look at the building automation side: occupancy schedules that still reflect last year's tenants, setpoints someone changed during a heat wave and never changed back, and economizers that should be using every cool morning. Small corrections there cost nothing and pay all year.
The Phoenix season window
Protect idle equipment; plan replacements
What a winter visit covers
- Inspects wiring, controls and insulation for rodent and bird damage
- Checks roof curbs, cabinet seals and penetrations for leaks
- Clears debris from cabinets, coils and base pans
- Verifies condensate pans and drains are clear
- Checks economizer dampers and occupancy schedules
- On heat pump RTUs: checks defrost operation and backup heat
- Flags units for replacement and builds a written plan
What your staff can do
- 1Report any roof leaks or ceiling stains promptly, especially after storms.
- 2Keep roof access secure and untrained staff off the roof.
- 3Note any suite that runs hot on warm winter afternoons; it points to a unit before summer does.
- 4Gather the age and repair history of each unit before budget season.
- 5Do not let anyone disturb nests or debris in a unit; call pest control and us.

Commercial winter AC care: common questions
Straight answers, no runaround. Don’t see yours? Our team is a phone call away, around the clock.
Idle units still benefit from a winter check for rodent damage, roof leaks and debris, and winter is the best time to plan replacements. Heat pump rooftop units need winter service because they are heating the building.
Replacing a unit means shutdowns, cranes and tenant coordination. When the building does not need cooling, all of that is easier to schedule and less disruptive.
Yes. University of Arizona Cooperative Extension notes pack rats are notorious for chewing wiring, and an idle cabinet is an attractive place to nest. Look for chewed insulation, nest debris and droppings.
If fall service found nothing and you have no heat pump units, a winter visit may only be needed for replacement planning. We will tell you which.
