Commercial fall AC maintenance in Phoenix

Your rooftop units just carried the building through another Phoenix summer. Fall is when you find out what that cost them, before tenants find out for you.

  • Post-summer service for RTUs and condensing units
  • Coils, belts, bearings and electrical
  • Economizer checks while they matter most
  • A written record for every unit

Schedule today — we’re here 24/7.

The roof had a harder summer than anyone in the building.

Tenants spent the summer complaining about the parking lot. The rooftop units spent it in the sun, moving air through afternoons that would empty a golf course, with nobody watching but the pigeons. In October 2025, Sky Harbor's average high was still 89.5 degrees, according to the National Weather Service. For commercial equipment, the end of summer is a technicality.

What the season leaves behind is predictable. Coils caked with storm dust. Belts glazed and stretched. Bearings running warm. Contactors pitted from a thousand starts. None of it shows on the thermostat in October. All of it shows up next July as a hot zone, a service call and a tenant asking about their lease.

Why preventive maintenance has a standard

Commercial HVAC maintenance is not left entirely to taste. ANSI/ASHRAE/ACCA Standard 180, first published in 2008, sets minimum inspection and maintenance practices for commercial building HVAC systems, aimed at comfort, energy efficiency and indoor air quality. It is a voluntary standard, and a useful one: it treats maintenance as a scheduled program, component by component, rather than a reaction to the loudest complaint.

We build fall service around that idea. Every unit is inspected on its own terms, the findings are written down, and you get a plan instead of a surprise.

Economizers earn their keep in the fall

Many rooftop units have an economizer: a set of outside-air dampers that can cool the building with outdoor air when it is cool enough outside. In Phoenix, that is not much of the year, and fall mornings are a big part of it. An economizer stuck open drags hot air in all summer; one stuck shut wastes every cool morning. Fall is the right time to check the dampers, actuators and sensors, because fall is when they start to matter.

After a wet fall, look at the roof

October 2025 brought 3.26 inches of rain to Sky Harbor, nearly six times the normal 0.56 inches, the National Weather Service reported. Rain finds the weak points: roof curbs, cabinet seals and condensate pans that drain onto the roof instead of away from it. A fall visit checks them before a ceiling tile in someone's office does the reporting.

Repair now, plan replacements for winter

Some units come out of the summer needing a part. Others come out needing a conversation. Fall is the time to fix what should be fixed and identify which units belong in next year's capital budget, so replacements can be scheduled through the winter instead of improvised in June. When a repair cannot wait, our commercial AC repair team handles it; when a unit is done, see commercial AC installation. Planning the heating side too? Read commercial fall heating start-up.

What fall service covers, per unit

  • Cleans condenser and evaporator coils as accessible
  • Inspects belts for wear and tension; checks pulleys and bearings
  • Tests capacitors, contactors and motors; tightens electrical connections
  • Measures refrigerant pressures and temperatures; checks for leaks
  • Clears condensate pans, traps and drains
  • Replaces filters to the building's schedule
  • Checks economizer dampers, actuators and sensors
  • Inspects roof curbs, cabinet seals and access panels
  • Verifies controls and occupancy schedules; documents findings

What your staff can do

  1. 1Log comfort complaints by suite or zone, with dates. Patterns point to specific units.
  2. 2Report water stains on ceiling tiles promptly; they are often condensate or curb leaks.
  3. 3Keep roof access clear and secure, and keep untrained staff off the roof.
  4. 4Do not let materials, signage or deliveries get stacked against units.
  5. 5Review thermostat and occupancy schedules after any change in tenants or hours.

It depends on the equipment, the building and how hard the units run. ANSI/ASHRAE/ACCA Standard 180 lays out minimum inspection and maintenance tasks by component. In Phoenix, a post-summer visit in the fall is a sensible part of any program. We build the schedule around your equipment rather than a one-size calendar.

An economizer uses outside-air dampers to cool the building with outdoor air when conditions allow. Phoenix fall mornings are when that is most useful, so fall is when a stuck damper or failed sensor costs you the most.

Most rooftop work happens on the roof, out of sight. We coordinate timing with you for anything that requires shutting a unit down or entering occupied space.

Yes. Each unit inspected gets a written record of its condition and any recommended work, which is useful for owners, tenants and budgeting.

Fall is the time to identify which units are candidates, and winter is the time to replace them, when cooling demand is low. We will give you the repair history and the honest math. See commercial winter AC care for the planning side.
