Common HVAC Problems in New Construction Homes
A new house in Phoenix arrives with a warranty, fresh stucco and, more often than anyone admits, an air conditioner chosen by a spreadsheet. Production builders buy equipment by the truckload and size it by the square foot. The result is predictable. The system runs fine in April. In July the upstairs bedrooms sit four degrees above the thermostat and the meter spins. The usual list:
- Oversized single-stage equipment that short-cycles and leaves monsoon humidity behind
- Flex duct kinked, crushed or run at long lengths through a 155-degree attic
- One return for a two-story house, or bedroom doors that seal the room off from it
- Registers placed where the framer had room, not where the load is
- No balancing dampers, so nothing can be adjusted later
None of this shows on a walk-through. It shows on the first APS bill.
HVAC Systems That Work Well
A new build is the one moment you are not fighting an existing layout. Use it.
Two-stage or variable-speed split systems paired with a properly designed duct run give longer, gentler cycles that handle both the 112-degree afternoon and the muggy August night; the tradeoffs are laid out in our

Heat pumps suit the Valley's short, mild winters and avoid running a gas line to the attic for six weeks of heating a year.
Zoned ductwork earns its place on two-story plans, with a damper per floor and a bypass strategy that does not choke the blower. A
ductless mini-split is the honest answer for a casita or bonus room the main system should never have been asked to cover. Rooftop package units remain common on flat-roof custom builds and work well when the roof structure and crane access are planned before the trusses go up.
Repair vs Replacement
This is the rare page where the answer is neither. In a new build the question is specification, not repair. Two situations do come up. A house two or three summers old that is already miserable: before anyone talks warranty replacement, the ducts and the load deserve a look, because the equipment is usually the least wrong part. Design and Installation Considerations
Three documents decide whether a new Phoenix house is comfortable, and none of them is the floor plan.
Manual J
A room-by-room load calculation using the actual orientation, glass, insulation and infiltration of your house. Not the neighbor's. A west-facing great room with twelve feet of glass carries a load no rule of thumb captures.
Manual S
Equipment selection against that load at Phoenix design conditions, not the mild-climate ratings printed on the box.
Manual D
Duct design: trunk sizes, branch lengths, register throws, return paths. This is the document builders skip most often, and its absence is why
airflow testing on new homes so routinely finds rooms starving.
What to specify before drywall
- A return path from every bedroom, by dedicated return or jump duct
- Equipment in conditioned space where the plan allows, or a sealed, insulated attic
- Mastic-sealed ducts with a leakage test you can read
- Balancing dampers at every branch
- A condensate route you can see and service
Working with the builder means putting these in writing during selections. After drywall, each one costs triple.
Energy Efficiency
Efficiency in a new build is mostly a matter of not undoing the envelope. A tight, well-insulated house with a duct system leaking a fifth of its air into the attic performs like a leaky house. Ask for the duct leakage number from inspection and keep it. Right-sizing does more for the summer bill than any rating on the label, and a thermostat that can run an APS or SRP time-of-use schedule lets you pre-cool the slab before peak hours from the day you move in. Skip the top efficiency tier if the budget forces a choice between it and a correct duct system. The ducts win every time.Indoor Air Quality and Humidity
New houses are tight. That is good for the bill and demanding on the air. A tight envelope needs deliberate ventilation, and the mechanical code now requires it; make sure the strategy is one you understand rather than a bath fan on a timer nobody explained. Specify a filter cabinet that accepts a deep pleated media filter instead of a one-inch slot. Construction dust lingers for the first year, and haboob season adds its own. Oversized equipment leaves monsoon humidity in the house; correctly sized equipment is your first dehumidifier.Maintenance
A builder's warranty does not include maintenance, and a new system neglected for two summers ages faster than an old one that was cared for. Change the filter after the first month of occupancy, then on the schedule the filter type calls for. Have the system checked before its first summer, with a charge verification, a static pressure reading and a look at the condensate drain. From there, twice a year. Our

What Affects the Cost
Factors, not figures:
- The load Manual J returns, which matters more than square footage
- Number of systems and zones
- Equipment staging: single-stage, two-stage or variable-speed
- Duct material, layout and whether ducts live in conditioned space
- Roof type and crane access for a package unit
- Ventilation and filtration specified
- Upgrade cost above the builder's allowance
