About Burnham
Burnham is the residential boiler brand of Burnham Holdings, a Pennsylvania company with roots in the 1870s. Like most cast-iron names it built its business where winters are long. Its equipment reaches Phoenix by three routes: original hydronic systems in older houses, custom homes with radiant slabs, and the occasional relocating homeowner who insisted on the kind of heat they grew up with. None of those routes is common, which is exactly why the owner of a Burnham boiler in Mesa or central Phoenix has trouble finding anyone who will talk about it plainly. Atmospheric versus condensing, in plain terms
An atmospheric boiler draws combustion air from the room around it and vents by natural draft up a flue. It is simple and tolerant, and it needs a room that can supply that air. A condensing boiler uses a fan, a sealed outdoor intake and a design that wrings extra heat from the exhaust by condensing its water vapor. It is efficient and particular: it needs a drain for acidic condensate, correct venting and clean intake air. In Phoenix the distinction matters less for fuel bills, because the heating season is short, and more for where the unit can live and what it needs around it. The

Common problems and repair considerations
Series 2 and legacy cast iron
The classic Phoenix failure is not the boiler at all. It is the closet. A remodel replaces the louvered door with a solid one, or a laundry room gets enclosed, and an atmospheric boiler that ran for decades starts sooting, short-cycling or refusing to stay lit because it is starved of combustion air. Beyond that, expect the usual wear on gas valves, pilot-era ignition, circulators, relief valves and expansion tanks. Condensing units bring their own list: a condensate drain or neutralizer that clogs over the idle months, ignition and sensor lockouts on the first cold morning, air in the loop, a dust-choked intake after monsoon season, and vent runs baked in a 150-degree attic. Three questions settle most cases.
- What failed? A circulator, sensor, valve or igniter is a repair. A cracked or leaking cast-iron section, or a compromised condensing heat exchanger, is a replacement conversation.
- What does the boiler serve? A whole house of radiators or a full radiant slab justifies serious investment. One warm bathroom floor while a heat pump carries the rest does not.
- What is the rest of the house doing? If the air conditioner is also near the end of its life, a single modern heat pump can heat and cool a Phoenix home, and retiring the boiler becomes a live option. A forced-air heat pump cannot warm a radiant slab, though, and a family that loves warm floors has a legitimate reason to keep hydronics.

Parts, warranty and service notes
Burnham publishes its own warranty terms by product family, and coverage on the heat exchanger or cast-iron sections is typically separate from coverage on controls and other parts. Registration and professional installation are common conditions. Find the documents that came with the unit; if they are gone, the serial plate and a call to the manufacturer are the way to reconstruct the record. Parts for current condensing families move through the manufacturer's distributors, and the Valley's boiler inventory is thin enough that waiting on a shipment is normal. Legacy cast-iron controls and gas-train parts may be discontinued; some accept universal replacements, some do not, and we confirm which before recommending a repair.
